Your Best Value Mortgage in Spain
Europa Mortgages are able to arrange a mortgage for your Spanish property using a Multi-Currency mortgage product.
It is possible to have a mortgage in Swiss Francs, or even the Japanese Yen.
Why would you want to do this? Well, the key reason is that the interest rates for borrowing in these currencies is considerably lower than borrowing in Euros, and indeed Sterling.
We are unable to predict the future, but historically, for example, Swiss interest rates have been very low and stable, and the exchange rate between the euro and the Swiss franc has also been stable.
There are of course risks involved. You will own a property in Spain that is valued in euros, yet your mortgage could be in Swiss Francs, and you could be earning your income in pounds. If exchange rates move in an adverse direction, you could lose the benefit of the interest rate saving, and end up owing more capital than at the outset of the mortgage.
However, to help mitigate these factors, it is possible to change the currency of the mortgage every quarter. So, you could switch from Swiss francs to the Yen, or even to the euro, if you wished.
The mortgage is available for up to 80% of the Purchase price of the property, plus 80% of the taxes and other costs.
For a term of up to 40 years to maximum age of 72
There can be an interest only period of 5 years
Documentation required is as per a standard mortgage application, including Experian reports and bank statements.
